How this calculator works

EMI (Equated Monthly Instalment) is calculated using the standard reducing-balance loan formula used by Indian banks, including Bank of India:

EMI = P × r × (1+r)n ÷ [(1+r)n − 1]

Where P is the loan (principal) amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the number of monthly instalments (tenure in years × 12). Total payment over the loan is EMI × n, and total interest is total payment minus the principal.

About the interest rate field

This calculator deliberately does not hardcode or assume Bank of India's current home loan interest rate. BOI's actual published rate changes periodically and depends on your loan amount, credit score (CIBIL), employment type, and the specific scheme you're offered. The 8.6% shown by default is only a placeholder for illustration — always replace it with the rate BOI has actually quoted you, or the latest rate published at bankofindia.co.in, before relying on the result.

Frequently Asked Question

Where do I check BOI's current home loan interest rate?

This calculator does not publish or assume Bank of India's current home loan interest rate. Visit bankofindia.co.in for BOI's latest published rate, or check with your BOI branch or relationship manager, then enter that rate here to get an accurate EMI estimate.

Frequently Asked Question

What's a typical home loan tenure in India?

Home loan tenures in India commonly range from 15 to 30 years, depending on the lender, your age, and income. There isn't one universal figure — check BOI's specific tenure options for your eligibility before assuming a number.

Frequently Asked Question

Does this EMI include processing fees or other charges?

No — this calculator's EMI reflects only principal and interest. Banks including BOI typically charge a separate processing fee, and may have other charges like legal or valuation fees, which aren't included in the EMI figure shown here.

Frequently Asked Question

What's the difference between fixed and floating home loan rates?

A fixed rate stays constant for the loan term (or a fixed period), so your EMI doesn't change. A floating rate moves with the bank's benchmark lending rate, so your EMI can rise or fall over time. Enter whichever rate currently applies to your loan — fixed or floating — to get an accurate estimate.

Frequently Asked Question

Does Shunya offer home loans through BOI?

No — this is a general-purpose EMI calculator, not a Shunya lending product, and Shunya is not affiliated with Bank of India. For BOI home loan applications, contact BOI directly. For business compliance and registration questions, you can reach Shunya's team through a consultation.

This tool is for illustration only and is not a substitute for the exact EMI schedule your lender provides. Interest rate, processing fees, and eligibility are entirely at BOI's discretion — always confirm the current rate at bankofindia.co.in before making a decision.
