How long is a lower TDS certificate valid? Renewal and multiple transactions

Quick Answer

A lower TDS certificate is issued for a specific financial year (or a shorter period within it) and typically names the specific deductor(s) it applies to. It doesn't automatically carry over to a new financial year, a different payer, or a different type of income — each of those generally needs its own application or a fresh certificate.

Note: Effective 1 April 2026, Form 13 has been replaced by Form 128, and Section 197 by Section 395, under the Income Tax Act, 2025 (Rule 213, Income Tax Rules 2026). This guide uses the earlier form name since it remains the more widely searched term — the underlying requirement and process are unchanged.

What a certificate actually specifies

When issued, a certificate names the applicant, the type of income it covers, the deductor(s) authorised to apply it (a specific buyer, tenant, or bank), the rate to be deducted, and the period it's valid for — usually up to the end of the financial year in which it's issued. It's a narrowly scoped document, not a blanket authorisation for all future TDS-deducted income.

One-off transactions vs recurring income

For a one-off event like a property sale, the certificate is used once, for that specific buyer and that specific payment — there's no real question of 'renewal' since the transaction itself doesn't repeat. For recurring income like rent or NRO interest, though, the certificate only covers the financial year it was issued for — a fresh application is needed each year if you want the reduced rate to continue.

Multiple properties or multiple payers

If you have income from more than one source — say, rent from two different properties, or a property sale plus ongoing NRO interest — each generally needs to be addressed in the application, naming the relevant payer(s) for each. A certificate issued for one landlord-tenant relationship doesn't automatically extend to a different tenant or a different property, even if the underlying tax computation is similar.

Planning renewal ahead of the financial year

Because a new financial year means the previous certificate no longer applies, it's worth applying for renewal before the year starts, or as early into it as possible, rather than after the payer has already started deducting at the default rate again. See our processing timeline guide for how much lead time that renewal application needs.

Frequently Asked Question

Does my lower TDS certificate automatically renew each financial year?

No — it doesn't renew automatically. A certificate is valid for the financial year (or shorter period) specified on it, and a fresh Form 13 application is needed for each subsequent year if you want the reduced rate to continue applying to ongoing income like rent or interest.
